Every project must start with a pre-development phase, be it tenant improvement, retrofitting, new construction. But, the pre-development phase is the most ignored during any development meeting, whereas, we believe it is the most important phase, especially with the developmental restrictions and conditions in place today.
A construction schedule is a widely used tool in the industry to prepare for the upcoming construction activities and to track progress of the construction. But, a pre-development schedule is not so widely used tool and often ignored, leaving parties involved without proper knowledge of the reason for delay, if there is any.
At MOBBIL, we believe establishing a good pre-development schedule and maintaining the schedule throughout the life of the pre-development phase can help complete the project on time, if not, at the least help the parties involved understand the reason for the delays and improve their respective project delivery skills.
